Comparing homeowners policies

How dwelling limits, deductibles, and named exclusions change what a policy pays.

Questions to ask

  • Is the dwelling limit based on a rebuild estimate or on the purchase price?
  • Which causes of loss are named, and which are excluded?
  • What is the deductible for wind or hail, if it differs from the base deductible?

Dwelling and liability coverage

The difference between the structure, your belongings, loss of use, and liability.

Questions to ask

  • Are belongings covered at replacement cost or actual cash value?
  • Does loss-of-use cover a rental if the home is unlivable after a covered loss?
  • What liability limit is on the policy, and is an umbrella discussed separately?

Flood and wind questions

Standard homeowners policies often treat flood, and sometimes wind, differently from other damage.

Questions to ask

  • Is flood excluded, and is a separate flood policy available for this address?
  • Is wind covered, and is the wind deductible a dollar amount or a percentage?
  • Does the carrier require a roof inspection before binding coverage?

Working with an agent or carrier

What to have ready, and what an independent third party can and cannot decide for you.

Questions to ask

  • Is the person an appointed agent of one carrier, or an independent agent?
  • Which discounts require proof, such as alarms, a new roof, or paid-in-full billing?
  • How are claims reported, and who handles the claim after it is filed?

For homeowners

  • A declarations page is the short sheet that lists limits and deductibles. Ask for it before you compare two policies on price alone.
  • Replacement cost and market value are different numbers. A low dwelling limit can leave a gap after a total loss even when the premium looked attractive.
  • Flood is commonly excluded from a standard homeowners policy. If the address has flood exposure, ask about a separate policy rather than assuming the homeowners contract covers it.
  • Have the declarations page in front of you when you call. Limits and deductibles are the whole comparison.

Questions

What do I say when I call?

The city, whether this is a new policy or a renewal, and the deductible you have now.

Can I call about a claim and a new policy?

Yes. Say which one first, and have the city ready.
